Accessibility statement
Overview
Last reviewed: 27 August 2026 · Specifica Property, Ruabon, Wrexham.
We want this site to be usable by everyone, including people using screen readers, keyboard-only navigation, screen magnification or speech recognition software.
The standard we aim for
We aim to meet WCAG 2.2 Level AA. We believe we now meet it on the points we have been able to test, but we have not had that verified independently, so we describe this as partially conformant rather than claiming full compliance. As a service provider we also have duties under the Equality Act 2010 to make reasonable adjustments so that disabled people are not put at a substantial disadvantage.
What we have done
- All body text, captions and links meet or exceed a 4.5:1 contrast ratio against their background, tested by calculation rather than by eye.
- Every field in the property check tools has a properly associated label, so a screen reader announces what each one is for instead of “edit, blank”.
- A “skip to main content” link is the first thing a keyboard user reaches on every page.
- The whole site works by keyboard alone, with a visible focus outline on links, buttons and form fields.
- Headings run in order without skipped levels, and every page has one H1 and proper navigation, main and footer landmarks.
- Links that open a new tab say so, audibly, for screen reader users.
- The postcode field offers autofill, and numeric fields bring up the number keypad on a phone.
- The Welsh-language passage on the Wales page is marked up as Welsh, so a screen reader pronounces it correctly rather than reading it as English.
- The language switcher is a proper button that works by keyboard, not a click-only element.
- Text resizes to 200% without breaking the layout, and the site reflows to narrow screens.
- We honour the “reduce motion” setting in your operating system.
- Nothing relies on colour alone to convey meaning.
- No cookie banner, no pop-ups, no autoplaying media, no time limits, no carousels.
What does not work well yet
We would rather tell you these plainly than have you find them.
- The Welsh calculator is English only. The Wales page explains this, and the Welsh introduction is properly marked up, but the tool itself has not been translated. This is a service gap as much as an accessibility one, and it needs professional translation rather than a quick fix.
- The check tools assume a fair amount of knowledge. They ask for floor area in square metres, an EPC rating and a kerb-appeal score out of five. That is demanding for anyone, and more so for people with cognitive or learning disabilities. There is no plain-language mode yet. If you would rather work through it with us on the phone, we will do that.
- The results are dense. A completed check returns several figures, ranges and caveats in one block. A screen reader will read all of it, correctly, but it is a lot to take in at once. We have not yet added a short summary version.
- The downloadable packs are not accessibility-tested. Your House, Your Project is supplied as a Word document and the Tool Pack is an Excel workbook. Neither has been checked with a screen reader, the Word tables do not have their header rows marked as repeating, and the Excel workbook uses merged cells in places, which screen readers navigate badly. If you need this content in a different format, ask and we will produce it.
- No independent audit. Everything above reflects our own testing with automated tools and keyboard navigation. Automated testing catches roughly a third of real accessibility problems. We have not yet commissioned a third-party audit or tested with disabled users, and we are not claiming full WCAG 2.2 AA conformance until we have.
- Third-party links. We link to the government EPC register and other external sites. We do not control their accessibility.
If something is hard to use
Tell us. We will fix it if we can, and if we cannot fix it quickly we will give you the same information or service another way, at no extra cost. That includes reading a property check over the phone, sending a report in a different format, or taking your details verbally instead of through the website.
