Who we are

Specifica Property ("we", "us") is the data controller for the information you provide through this website. Contact: adrian@specificaproperty.co.uk.

What we collect

When you use the free property check and request a report, we collect the property details you enter (such as postcode, floor area, price and condition) and your email address. We do not ask for special-category data.

Why we use it & our lawful basis

• To send your report and respond, on the basis of your consent and our legitimate interest in answering enquiries.
• To follow up about relevant services: legitimate interest; you can opt out at any time.
• To understand market demand in aggregate: legitimate interest; this analysis is aggregated and not used to identify you.

Who we share it with

We do not sell your data, and we do not share it for marketing.

We use the following processors to run this website:

• Netlify hosts this website and receives form submissions. Netlify is a US-based provider; transfers outside the UK are covered by the UK International Data Transfer Addendum and Netlify's standard contractual clauses.
• Our email provider is used to reply to you and send any report you request.

Both are bound by data-processing terms. We do not handle client money, so no payment or banking data passes through this website.

How long we keep it

Enquiry data is kept for up to 24 months from last contact, then deleted, unless you become a client (in which case retention follows our client and legal obligations).

Your rights

You have the right to access, correct, erase, restrict or object to our use of your data, and to data portability. To exercise any of these, email adrian@specificaproperty.co.uk. You can also complain to the Information Commissioner's Office (ico.org.uk).

Cookies

This site sets no cookies at all and does not track you across other websites. That is why you are not being asked to dismiss a cookie banner.

If we add visitor analytics, we will use a cookieless, privacy-first provider that records only aggregate page views and cannot identify you individually. If we ever adopt anything that sets cookies or tracks you, we will ask for your consent first and update this notice.
