What you’ll need (about 60 seconds): the property’s postcode, floor area (m²) and current EPC rating. Tip: one lookup gives you two. search the address on the EPC register (opens in a new tab) and you’ll get both the floor area and the current energy rating. Need the postcode? Where do I find the postcode?

Search the address on Royal Mail’s free postcode finder (opens in a new tab), or just type the address into Google.

Where do I find the floor area?

It’s on the property’s Energy Performance Certificate, free on the government EPC register (opens in a new tab). Search the address, open the certificate, and the total floor area in m² is near the bottom. Most homes have one.

Where do I find the EPC rating?

Same place as the floor area: the EPC register (opens in a new tab). It’s the large coloured letter (A–G) at the top of the certificate.

Asking price or auction guide?

Enter the asking price, or the guide price for an auction lot. Note: auction guides are usually set below the likely sale price, so treat the read as optimistic.

The rest of the detail

All optional. The estimate works without them, but each one sharpens it.
