Who we are

Specifica Property is a project management and construction consultancy operating across England and Wales. We are not an estate agent or a property sourcing agent, we do not find or package property deals for a fee, and we do not hold client money.

The estimates on this site

The free property check produces an indicative range built from regional or county averages. It is not a valuation, a survey, a structural assessment or financial advice, and it must not be relied on when deciding whether to buy, sell or borrow. Local variation within a single town can be substantial. Always take professional advice on a specific property before committing money.

Appraisals and reports

Paid appraisals are prepared from the information available at the time and stated assumptions. They are an informed professional opinion, not a RICS Red Book valuation, and we are not affiliated with RICS or BCIS. Where a lender, insurer or court requires a formal valuation or survey, you will need a suitably qualified surveyor.

Digital products

The Self-Manage Packs are licensed for your own use, including projects you are paid to manage. You may not resell, redistribute or publish the files, or supply them to clients as a product in their own right. Team and client licences are available. ask us.

Because digital files are delivered immediately, the standard 14-day cancellation right ends once download begins, and you confirm you understand this when ordering. This does not affect your statutory rights: if files are faulty, incomplete or not as described, you are entitled to a repair, replacement or refund under the Consumer Rights Act 2015. Separately, and as a matter of policy, if within 14 days a pack isn't giving you what you expected, tell us and we will refund you without asking you to justify it.

Liability

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Subject to that, we are not liable for losses arising from reliance on the free check, or for indirect or consequential loss. Liability in connection with paid work is limited to the fee paid for that work, unless otherwise agreed in writing.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
